We offer two ways to purchase/finance the parcels:
1) FINANCING: You can buy the parcel (+ cabin if applicable) with our financing arrangement. In that case you need to be able to pay a down payment of 25% of the listed price plus $500 for the document fees and your contribution to the closing cost. We would also require from you a recent credit report and verification of employment. We can finance the purchase with a 5 or 10 year lease/real estate contract at an 8% annual rate. So for instance if the parcel you want to buy would be priced at $20,000, you would need to pay $5,500 (25% of $20,000 + $500 fees) and we can finance the remaining $15,000 over a 5 or 10 year period at 8%.
2) CASH PURCHASE: You can purchase the parcel (+ cabin if applicable) cash or with your own financing. In that case you will receive an instant 10% discount on the listed sale price. You would still need to pay the $500 document and closing fee. So for instance if the parcel you want to buy would be priced at $20,000, you would need to pay $18,500 (90% of $20,000 + $500 fees) at closing.
Other conditions/good to know: At purchase you will also sign the "Declaration of Protective Covenants and Restrictions as well as Common Road Use" (which we will obviously make available to you for your review upon request). These cc&r's include provisions to ensure the continued pristine nature of the area and provide a framework for a parcel owners association to maintain the common roads. You will also need to obtain road use permits (and gate keys) from the two timber companies on whose land the logging roads for access are located. We will provide you with all contact information.
